 Welcome! We’re so glad you’re here. Our Welcome Committee will be reaching out soon with a helpful packet containing:

Please don’t hesitate to get in touch with any questions or concerns. We’re excited to have you as part of the Waterscape family!


 Gate codes were last changed in July 2023, and all members received a yellow letter with their unique five-digit code. If your code isn’t working, please first confirm you have paid your annual dues. If you have misplaced your code, or if it’s still not functioning after you’ve confirmed payment, send an email to waterscapepoa@gmail.com. We will respond within 48 hours. You can also call a Board member to retrieve your code.

Important: Please do not share your gate code with anyone outside your household or your personal guests.


 Our annual membership meeting typically takes place in early March at the Brunswick Electric Membership Corp on Highway 17 in Supply. Join us for coffee and pastries while we review important yearly business.

Note: You will receive a notice 30–60 days before the meeting. A quorum of two-thirds is required for voting, so please attend if you can. If you’re unable to attend in person, be sure to send in your proxy so your vote is counted.


 Annual dues are $345.00 per lot, per calendar year. Invoices are sent out in January, and payment is due no later than the annual membership meeting in March. You may pay by check, cash, or card. (A $10 processing fee applies to card payments.) 


Your feedback is important to us! If you have a concern:

  1. Email waterscapepoa@gmail.com – All submissions are discussed at our quarterly meetings.
  2. For urgent matters, call a Board member right away.
    We will work to keep you updated and provide a resolution as soon as possible.


The Board meets once each quarter, typically shortly after the quarter ends. You are welcome to attend in person or watch via Facebook Live. Meeting minutes are posted on our website under the Documents page.

 Membership dues fund the approved annual budget, including:

  • Utilities
  • Landscaping
  • Repairs & maintenance
  • Legal fees
  • Operating expenses

They also help maintain common community areas such as the dock, boardwalk, gazebo, and our private road. Additionally, dues contribute to reserves for urgent repairs (e.g., storm damage) and large future projects like road repaving.


 Transparency is a top priority. Over the past two years, we have:

  1. Opened Board meetings to all members, in person or via Facebook Live.
  2. Created a Facebook page and website to share frequent updates and important information.
  3. Added a Documents section on our website with financial records, meeting minutes, and other key documents.
  4. Adopted an open-door policy for POA business. You may request any documentation* that doesn’t compromise member privacy.

*Specific member information may be redacted for privacy.


 Before making any exterior changes to your home or property:

  1. Complete the “Application for Exterior Building and Site Improvements” form (found under the Documents tab on our website).
  2. Submit the form via email to waterscapepoa@gmail.com or hand it directly to Tim Garner.
  3. The Board will review and respond with approval or denial as soon as possible.


 Our Social Committee hosts various events throughout the year, including:

  • Spring Clean-Up Day – Volunteers help tidy common areas.
  • Fall Social – A casual gathering for residents to get acquainted and welcome newcomers.
  • Fellowship Time at the Annual Meeting – A chance to build connections and enjoy refreshments.

We encourage everyone to participate or even volunteer. These activities foster friendships, enrich our neighborhood, and keep Waterscape a friendly, vibrant place to live.


The Board does not endorse specific contractors. Many members share recommendations on our Community Facebook page. Use the Facebook search bar (e.g., search “plumber”) to find relevant posts that might help you in your search. 


We’ll miss you! To ensure a smooth transition:

  1. Send your realtor’s contact information to waterscapepoa@gmail.com before listing.
  2. We will provide your realtor with relevant materials, including our covenants and transfer fee requirements.


 According to our covenants, the seller is responsible for the transfer fee (unless your agreement states otherwise).

  • $500.00 for properties with a dwelling
  • $250.00 for land-only properties
