Welcome! We are so glad you are here! Our Welcome Committee will reach out to you soon with a packet of helpful information to help you get settled. In this packet you will find our covenants, annual dues information, a membership directory, and community guidelines. Do not hesitate to reach out with any questions or concerns you may have.
Gate codes were last changed in July, 2023. A yellow letter was sent to each member with a five digit code. If your code is not working, please confirm that you have paid your annual dues. If you have lost your code, or if you have paid your dues and your code is not working, please send a message to waterscapepoa@gmail.com. We will respond with your code within 48hrs. You may also call a board member who can provide your gate code. Please remember not to share this code with anyone other than your household and guest.
Our annual membership meeting is held typically in early spring, March or April. The meeting is held at Sharon Methodist Church. Our members enjoy coffee and pastries while we discuss yearly business. We hope to see you there!
*You will receive a notice of the meeting between 30-60 days prior to the meeting. A quorum of 2/3 is required to vote on matters, so please attend if at all possible. If unable to attend in person, please send back your proxy so that your vote is represented.
Dues are $345.00 per lot, per calendar year. They may be paid once you receive an invoice in January, and no later than the annual membership meeting in March. You may pay by check, cash or card. If paying by card, a $10.00 processing fee will be applied.
What you have to say matters to us! Please do not hesitate to reach out! Email waterscapepoa@gmail.com. All submissions are discussed at our quarterly meetings. We will keep you updated and provide you with a resolution as soon as possible. For urgent matters, please call a board member right away.
The Board meets once a quarter, typically shortly after each quarter closes. You may attend in person or watch via Facebook Live. Meeting minutes are posted to our website under the "Documents" page.

Membership dues cover items approved in the budget for the year, such as utilities payments, landscaping, repairs & maintenance, legal fees, operating expenses, etc. Monies are used to maintain our community areas such as the dock, boardwalk, gazebo, and our road, which is private. Funds are also used to cover urgent items, such as repairs needed after storm damage. Reserves are kept for larger, future projects. Ex: repaving road.
Transparency has been the theme of the past two years. The Board has worked very hard to conduct audits, organize files, and provide greater clarity and communication to our members. First, we opened board meetings to our full membership, which may be attended in person or through Facebook Live. Another step taken is to create a Facebook page and website to provide frequent updates and access to information. In addition, a documentation page was added to our website to allow members to view financial records, meeting minutes, along with other important documents. Lastly, we conduct our POA business with an "open door," policy. Please feel free to request any documentation* that supports a spirit of transparency.

If you are planning on making changes to the exterior of your home or property, please complete the Application for Exterior Building and Site Improvements form. You can find this form under the "Documents" tab on this website. Once completed, please email to waterscapepoa@gmail.com or give it to Tim Garner. Mr. Garner will review the form and plans with the Board and inform you of approval/denial as soon as possible.
Our social committee hosted our first social event this past October, a Halloween potluck! We hope to schedule events frequently in 2024. Keep an eye on the "Events" page for updates on future social events.
The Board does not represent or endorse any contractor. However, many members post their recommendations on our Community Facebook page. By using the search option on our Facebook page, you may look up keywords and find post that might help you in your search. (Ex: Search "plumber")
We hate to see you go! While you will be missed, we are here to help you make the process go smoothly. Before listing, please send your realtor's information to waterscapepoa@gmail.com. We will reach out to your realtor to provide them with important information such as our covenants and transfer fee requirements.
According to our covenants, the seller is responsible for the transfer fee unless you have made arrangements with your realtor and buyer. The transfer fee is $500.00 for properties with a dwelling, and $250.00 for land lots.
